As soon as the market started to change for the worse for Vendors I trained my team to accept the reality that they would need to share with our vendors an extra word. PATIENCE. I will explain. In good times buyers make far more compromises than in market conditions as they are now but that does not mean we cannot achieve a good price bearing in mind that most sellers buy something straight away and so probably have a little win when they secure their next property anyway. So, in good times for vendors when too many people want to wear your carpets out people will outbid each other now and then. Today we might not get so many people coming out but the quality is there

However, I have never lost faith in the truism that there is always a buyer for every property and sometimes it take just that little bit longer. In this last week we have generated sales over 7 properties where the vendors had to be just that little bit more patient and if I can add one thing, it is at times like this when you just cannot get away with a presentation that has missed something that should have been done.

I might add that during this same period we also exchanged formally on two homes that were only in the market for two days. Another thing you might like to be aware of is that due to the extra marketing we do, we develop a back log of qualified buyers and so some homes just do not hit the market. For various reasons some owners prefer what we style as off market promotions. The only issue here is that this makes it just that little bit harder to have more than one interested buyer on the day. We have still been able to satisfy the owners though so if you feel you might like to try this style of selling please let one of my team know.

Lastly, we have had a surge of enquiries for our dual key product as investors accept that there are not going to be any changes to the negative gearing programme.
